Does a trust seamlessly occur during the administration of an estate even though the property has a mortgage on it and the office copies are not altered in to the names of the PR's?

I have an administration I have inherited. The administration has been going on 8 years. A grant was obtained relatively quickly after the death so the value of the residue was established. All debts were paid apart from the mortgages on the two properties. The office copies were not altered and remained in the name of deceased. One of the beneficiaries was a minor at the time and is now an adult. Payments on the bills of the properties are made each month. No final estate accounts done. Therefore we are still in administration of the estate. Has a trust occurred seamlessly during the administration even though mortgages exist on the houses and the office copies where not altered?
